Could you please let me know what should be appropriate demand keeping in view of 1100-1200 sft construction cost,13.5 lakh plot price and 1.25 lakh Bahria pre construction charges ???? I an excluding cost of capital and efforts involved ??? Dear It is most easy to criticize to very difficult to accept on ground realities.

I agree with Kashif, this house must have cost him about same amount. But problem is when we spend bit by bit we dont feel but when whole sum added up the buyer feels it is too much.
As a matter of Fact in
Johar Town Lahore 5 Merla Brand New House can be found in 40 Lac. If someone have work in Lahore not in Bahria Town he will think it much more better

I think the demand is very reasonable and great potential for a small family to live downstairs and rent out upstairs and still get some money every month.

i think mr fareed is right, just imagine, 36 lakhs in
bahria town, whereas eden gardens is not far far away as bahria town Lahore, and having excellent location and in this scheme house of 4.5 marla double story available nearly around 35 lakhs, comparatively bahria town approach is not connected to city but eden gardens Lahore approach is widely available with main ferozepure road and adjacent to defence phase 9/10 and ring road is the plus point, so people must keep in their mind the facilities and approaches before going to think finally.

Kashif Chohan’s demand is very reasonable & his estimated cost of Rs. 1,100 or 1,200/Sq.ft. is quite low. It is now difficult to get this rate. The term “Far far away is a relative term depending upon your Job/Business activity or Awara Ghomnay Ki Adit” & should not enter into discussion. So far Bahria Town Lahore is concerned very few developments in Lahore can be compared with Bahria in terms of any aspects of a housing society. It is a Far Far Better Place to live.
I would advise Chohan not to sell this house if his circumstances allow him.

Yes you are right that there is not much difference between price of 05 marla house in Johar town Lahore or Bahria town.The reason is that the saving in only in cost of land which is only variable factor and construction cost would almost remain same whether you are building a house in Bahria, Johar town or any where else in Lahore.The saving in plot cost reflected in 04 lakh lower demanded price then Johar town.

Dear Mohsin

Bahria has own advantages over Eden garden Lahore & it will be a long debatable discussion. I can just say that look at the speed of construction at Bahria that is unmatched with any other society in Lahore. Moreover this is on ground ready to live house as compared to eden gardens. Please also consider the covered area physical layout planning of this house with eden garden single unit house.

mr.mohsin. perhaps you have seen bahria town long ago. go there today .canal road has been completed (double road or one way)now lights are being fixed between double road. only traffic on canal is cars.and maximum traveling time from bahria to thokar now is 10-minutes.and traffic towards eden garden on fairozpur road is tractor; trolleys ;rickshaws; khoti rehri; buses; trailers; trucks & route wagons.and distance is not less than bahria.
