Expat Advisor replied on Saturday, February 19, 2011 10:20 PM PST Very good investment, indeed but only in DHA-2, If you are not willing to go for Bahria Town. If you have a glance over the whole area starting from Sawan Bridge, you are having everything nice on both sides of the GT road. Right side, there are phases of BT, then go further and see Zaraj (very good scheme once but now became sandwiched between BT & DHA. But still the best location and fascinating view and development also not bad, if you do not compare with DHA/BT. Then comes Aghosh which is now part of the DHA, further down there is DHA-3 and move forward, you will find Bahria Garden City. This side of GT road is whole commercial and offering good returns. A 10 Marla commercial plaza with a basement will surely give you a retiring support and plot will cost you, now, around 70 Lacs. Now left side of the GT road, there are phases of Bahria town and then after a while DHA commercial starts. DHA commercial is costing now 55 to 80 Lacs (some location at GT frontage goes to one Crore) for a 4 Marla plot with DHA drain provided. This side now is not very hot but if you compare dealing with RDA/NHA (the right side of GT road), the DHA side is best in terms of taxes, the paper work and other possession related issues, such as Patwarees & problems with NHA. Commercial weightage of the area plays greater part in the residential area?s values and your basic question about the DHA-1 & 2, I would go ahead for DHA-2 AND its extension of the commoner?s Town. In DHA-2, proper, a one Kanal is as low as 42 Lacs, a 10 Marla at 28 Lacs & Best location at 30). Rent for one Kanal is min 50,000 plus and for a 10 Marla house it is above 30,000. People are shifting from DHA-1 to DHA-2 as DHA-2 is also getting popularity due to its closeness towards Islamabad highway and its extension’s projects. Work in valley is no doubt slow but DHA Homes are now coming up like anything, as the ground work has been done and ground work is the one which takes most of the time. DHA Homes are earth quake proof by the way! The development in Rawalpindi/Islamabad must not be compared with Lahore as Lahore is having a flat terrain but there in DHA-2, locations are horrific. People were even afraid to walk through in day light. In my thinking, DHA-2 is much better than G-13/G14, if you compare your investment versus returns. See in G-13, a 25*50 will cost you 50-55 Lacs (Mr. Nadeem is much better than me in CDA sectors) and both portions would yield Rs. 40,000 but in DHA-2 invest 28 (NOT for a 25*50 but a 35*70) Lacs and get the rent Rs. 30,000 plus after value additions, this will surely prove better than G-13 & 14, as there is no comparison between CDA & Defense/BT standards of infrastructure( surely Bahria Homes are excluded as their ground work is excellent, is earth quake proof but the construction material is cheapest). I hope DHA does better in DHA Homes, in phase-2 extension! |

I am trying to understand the difference between ?DHA Ext. II, Ex-Commoner?s Town? and ?DHA Ext. II? which is shown further away from GT road on ?Wikimapia? ? Do you happen to have Extension II Map or can point out location for sector ?F? ? What is the prevailing rate for 1 Kanal plot in subject sector ? Your input will be appreciated. Thank you. |

I have no idea as when this project is going to finish , even when the last installment will be on march 2012. I have paid more than 6% of the installment.and still no news for the DHA islamabad Plnas for the DHA homes. More Over the DHA Valley is still even more worst as this Scheme is a vary big scheme and still no signs except the DHA expressway development. I own a plot in Gloxonia block and before visiting the place I had decided to sale my plot but after viewing the speedy work and a chat with an engineer and surveyor (through some reference) working in DHA Valley now I have decided to have this plot. They told me that some investors are spreading the rumors about the investments in Valley/Homes and misguiding the people. They are buying the plots in bulk on even half rates. They know that after couple of years it will start giving fruits. I suggest to all my brothers to not to sale their plots even on little profit. The blocks around the DHA homes have been leveled and will be ready to handover before the others. My block (Gloxonia) will be developed afterwards but I am still sure that I will have no regrets in having this plot. |

Similarly in G-13 be alerted for the railway line facing plots, they are very bad for buying! * DHAI phase-2: Good sectors are B, C, A, H and all others sectors are also coming up now. *DHAI Phase-2 Commoners Town: The declared sectors only. *DHAI Phase-2 GT road front side commercial plots INSIDE DHA-2. You can get now one commercial plot measuring 4 Marla from 55 to 65 Lacs. The standard plaza, built on these plots with the basement, would give you at least 1.5 lacs monthly rent. The banks and other companies are renting as this is prime location, alongside GT road. * Stay away from BT as BT is surely good but then always there are rumors and allegations on the management and you would find yourself in a constant tension even if BT keeps proving good. *DHA Homes: The Turkish Company has started the construction and if you can go see for yourself the location. Now they are selling at 2.5 lacs in loss but soon they will break even and then start making profit but remember! DHA will not deliver them on time!!! Also it must be remembered that the DHA Villas in sector-F are delayed but DHA is paying rents to the villa owners! RS 35,000 (some are getting 25,000) is being paid to them on monthly basis. No other scheme in Islamabad is good for the time being. |

DHAI Overseas sector Cancelled DHAI has decided to drop the plan to develop Overseas Sector, which it sold to overseas Pakistanis for 85000 US dollars per kanal. Now they have planned to offer plots to all the affected people in phase II – which is already developed.
jameel replied on Tuesday, December 21, 2010 02:32 PM PST That is v v good news for investors, it like getting a plot in phase 6 for phase 9,10 file.It has far better location even if DHA 2 commenrs Though these investors payed lot of money like 6.5 million for this when market was on its peaks still there is some loss. but much less than losing total amount. I dont know exact reasons to scrap that project. my own research about this was. 1.Very difficult topography 2. lack of land acquisition. 3. lack of water supply [dam which had to supply water to this project including DHA valley had been scrapped eariler due to low feasibility. |

DHA Homes Islamabad in DHA valley Does anyone has information about DHA Homes Islamabad in DHA valley (DHAI-Phase2 ext)? How are these from investment point of view, future value and from living point? If you see its location from Google earth (image date Mar 15, 2010) they have not leveled the surface even where they are going to built DHA Home. If they are going to complete the project in further 1 and half year time then by Mar 15, 2010 atleast they should have leveled the area rather should have built roads/infrastructure in the area. atiq raja. replied on Friday, September 3, 2010 05:47 PM PST sorry there is no future of dha2ext or dha vally,need at least 25 years to build a house in these areas,if you want to invest such along time than better to invest in defense certificates,for building in newly developed areas,e/11,d/12,g/13,korang.police09,g/15.bt 1to6,dhai and 2 or swan are the only options for future investment e/11 and d/12 are good,if you have enough money than invest in f6 to f/11 and e/7, keep in mind dont invest in g and i sectors. |

DHA Valley: Due to over supply and less demand rates are low. Critics of DHA Valley should mention alternate in this range (5 marla in 650000 and 8 marla 880000 payment in 36 months). Living standard in DHA-II Ext will better as compare to valley. Reason ONLY 500 Yards plots. Bahria Phase 8 , Phase 9 . and CDA sectors can take 10 to 25 yeras then allottees of Valley should wait atleast till end of 2012. Ikram Sb: G-14/1,G-14/2,G-14/3 and E-12 are suitable for long term investment. D-12,G-14/4 and G-13 are suitable for immediate construction. I personally visited the area almost 200 Villa’s are completed and 160 Villa handedover to owner and about 50 families living there and their business bay is working two with Shaheen Chemist and KFC Levis and many more shops around 10 or 12 and you are saying its going to be develop after 20 or 25 years ? can i ask abt ur assessment based on ? i mean many families living in DHA Phase 1, safari Homes II , safari villas, awami villas and all are adjourned to eachother . Classes going on in AQ Khan school and college in Bahria Phase 8 and AQ khan hospital is operating also … Strange and yea Mian Nadeem sb is absolutely right abt F-7 and F-8 sectors the most expensive sectors in islamabad and for investment point of view i guess not suitable for business yes they r like u buy a house abt 70 million then u can ranted that house on .3 or .4 milllion .Regards Sami. |
