Bahria Town Wins Five Asia Pacific Awards

sultan replied on Friday, April 6, 2012 09:12 PM PST @ babu jii…if i stop it they gna put surcharges in it, I phoned them up and they said development will be started in May and becaz the surface is very levelled and str8 so the possesion wil b ready in september @ khanzada saab , its 5 marla plots only on the project. attraction is there gna be university medical complex and 500 beded hospital. i got all on main boulevards so its price ic 9.25 lac each. any other area the price is 8.25 lac each :)

Bahria Education and medical city installment 5th due Please advise whether I should deposit 5th installment for Bahria Education and medical city because in my latest visit i don’t see any development in progress there. What will be the implication in case of no payment of installment or how much surcharge i should expect? Ring road is not getting built for the next 5 years or more due to no funds and in the next elections imran khan may have half of Punjab Govt and he may resist this project, so with this in mind there is just going to be a huge surplus of plots in the market with a huge saturation of commercial and residential plots and the current prices may fall or they will not rise furthur till ring road actually touches BT.

Bahria Town is making a new small city with residential and commercial areas that are basically meant for the population around Thokar. Similar is the case in DHA where most of the commercial areas cater to just the DHA population and such kind of situation will also exist in Bahria commercial. Therefore, there are great chances that Sector C Commercial in Bahria will be the centre point of commercial activities for the nearby vicinity in my opinion. Others are also welcome to comment.

Latest info replied on Sunday, December 18, 2011 07:05 PM PST the MB 210ft road will be expanded about .75 of a kilomiter, it will consist of 200 commercial plots 100 on the MB and 100 on the back of main there will be approximately 2500-3000 residential plots of both 10 marlas and 1 kanal plots. mostly their will be 10 marla plots, their price will be between 25-27 lacs with exceptions added. BT will give an option of 3-4 installments with a total time period of 6 months.

Latest info replied on Sunday, December 18, 2011 11:57 PM PST bros, what I have been able to find out is that BT is into making quick money now-a-days 5 marlas will be on the main and 6 and 8 marlas might be at the back of main this is because people buy 5 marlas much quickly then the other sizes coz a 5 marla is very cheap to construct and untill there is considerable multinational activity in BT lahore only 5 marla plaza goes on rent at a good rate., not 100% confirmed on that. It 100 persent confirmed that BT has bought Morabas and Borabas infront of the Masjid towards ring road, the thing is the ring road is passing exactly 1 KM from where the current 210ft MB ends so BT has obtained the actual route of the LRR from Punjab Gov.t and have BOUGHT an interchange from them. they will only develop upto 3/4 of a kilometer for now and start more sectors after wards, according to my information they have bought land as far as sundar industrial estate.

Latest info replied on Monday, December 19, 2011 10:08 AM PST the five marlas are not a good investment because only the value of the main commercial or main road commercial in a society gains true value and all Proper Multinationals only go for the main road or at-least the main commercial market, this I see as the vegetable shops and cloth shops and desi restaurants nothing more. I would sagest if you have modest budget then go for the back of MB in Sector C or Sector E. The best commercial investment in Sector D is the 8 marla commercials on the Main Canal road SEEMINGLY but the 40ft road in-front of them and the green area in-front of them worries me because BT has a history of deceiving, I think after all the development is complete they will take out 5 marlas in-front of them. Only buy plots when they are on ground in any society espacially in BT :)

FUTURE OF BAHRIA EDUCATIONAL AND MEDICAL CITY Salam Bahria educational and medical city is far away from city center, it is like if you are coming from kalma chowk u have to drive for 24 Km than u take righ turn towards SUA AASIL (link road towards raiwand), u need to travel 7 Km on a 20 -25 feet wide road not in very good condition u may find villages at ur right and left side, however after arriving to the place u find a gate of this society and a boundary wall almost 800-900 Kanals covered, It took 35-40 min. and 32 Km from kalma chwk. well there is no society o even a city style population near to it … I want to know from the experts that wat if i invest my hard earned money on this society , how much time it will take to get on good values or even when people would start living… from my point of view its a long long term investment may be more than 6 years. But the good part is the major approach road which ferozpur….c guys its a wonderful road….i was realu impressed… well give me ur kind suggestions on its future take care

Comparison between Bahira Nasheman & Bahira Educational & Medi Salam Dear all, i am a government officer with a government pay roll structure (Means not huge income structure), but i need to buy a 5 marla plot in a save housing scheme (May construct house in future) but because of Financial constraints i have to go for installment based schemes. After given a comprehensive thought, i like 2 or 3 schemes like 1- New Lahore City 2- Bahria Educational and medical city please guide me, what option i should prefer. but before you guys guide me i am sharing you something abt them New Lahore city LDA approved and approval letter says this scheme is 349 Kanal. and RAFI GROUP says we have 3500 kanal land. Not to 5 year development time is given to New lahore city, if they won’t do it on time , developers may suffer problems and aswell the consumer having mortgage plots , so please if you are willing than after balloting make sure your plot by LDA. Bahira educational and medical City it is under TMA Tehsil Muncipal Administration their land details are yet not unfolded but the main problem is the distance almost 30-31 Km from Kalma chowk and the other one is the water level of land. it is quite on higher side, may detoriate the constructed houses. and the neighbourhood is not impressive and in future when one has to live out there may face security problem while traveling to city center and back at nughts. Well Bahria has its name and Rafi group is new in Housing scheme business, so please guide me so that i can final it as soon as possible, thanks

Your above post is 100% true and agree with all your points. I have removed New Lahore City comments from my post due to threats. No further talk about this project from my. I don’t recommend you to book Bahria Education city t this time. In future I may recommend Bahria Education city if I see plans for actual education facility or 500 beds hospital under construction. If Behria town materialize their plans to construct a huge education complex and 500 beds hospital than plots here will have lot of value. But at this time I prefer Bahria Nasheman purchase from open market or new bookings ten times more than Bahria Education and medical city or New Lahore city. Today I will try to explain why Bahria Nasheman Lahore is a best buy on Ferozpur road. Bahria Nashemen lahore is loacated on Ferezpur road in front of Central Park Lahore(Main entrence of Bahria Nasheman is 300 meters away from Main Ferozpur road) Bahria Nasheman Lahore is fully developed ready for house construction today. You can buy or book a plot today and pay only half of total amount and you get the possession to start your house today. Bahria Nasheman Lahore mosque Zoo park are under development and Bahria Town is pouring in lot of money in this scheme beautification so they can make it a model scheme to show and sell other bahria town projects on Ferozpur road in future. Bahria Nasheman Lahore has all the utilities. You dont have to wait years and years to get a ready plot to start your house. here you can build your dream house today. Bahria Nasheman Lahore have 24 hours transportation. You can reach it from Kalma Choak (a true current city center of Lahore)in 15 20 minute on bike car or public transport and reach here safely at any time of 24 hours a day. Ferozpur road is not deserted or dangerous to travel at night like Raiwind road/canal road/Sui Asal road where robbery chances are much greater every single night when its dark. Living in safe society is important but its also important that you reach that safe scheme safely during any time of 24 hour each day. You cant afford to land in your safe scheme in helicopter and you cant afford to have security guards with you in your car each time you travel out of your safe schemes. In future all private and Govt schemes will be developed around Ferozpur roads as no other cheap enough land is available along canal road Multan road and Raiwind road. Bahria Nasheman price was 28 to 30 thousand (for 95,000 paid) 2 month ago, mean 1/4 of paid amount or at 75% loss and investors enjoyed this price a lot. Bahria Town suddenly offer possession on 50% payment and price shoot to 70 thousand and now at even or profit, as your new booking schedule shows the difference. I always see Bahria Town as heaven for Investors to grow their money in days. I will stop buying selling any plots any where in Lahore. On other hand you can book a plot in Bahria education city with just 47000 and pay rest of the amount in installments. Bahria town is promising possession in Education city in one year. Please also note booking in Bahria Education City is on first come first serve bases. I have uploaded map too for you. Karachi :The residential project is located 56 kilometres from the city and is being constructed at the cost of one billion dollars. It is spread over 11,640 acres of land and will be self dependent for water and electricity – at least when the first batch of owners build their houses in the next four years.

While referring to the 25,000 plots sold in 2010, DHA Administrator Brig. Aamer Raza Qureshi said that by going public with the master plan, he hoped that the people would start paying up their installments. He added that they still hadn’t received around 30% of them.

The project is expected to attract a total investment of over three billion dollars with hospitals and educational institutions. They plan to run 13 trams and 79 buses for the residents to commute within DCK. They will also construct two theme parks, a hospital, a university, 20 colleges and 40 schools.

While responding to a question about other DHA projects, Qureshi asked people not to compare the other projects with this one. He said that although the new city project looked ambitious, they had learnt their lesson.

The real estate agents were informed that the bylaws would ensure that the houses and apartments were constructed in a way to make most of the ecosystem – for example the roads will be wide and will include a separate lane for cyclists while schools will be located at a walking distance for students.

The size of the plots ranges from 125 sq. yards to 2,000 sq. yards. According to Qureshi, around 22,000 plots will be auctioned in around three to four years while 10,000 plots will be delivered by 2015 – the first phase of the project.

“Till 2020, DCK will meet its water requirement from tube wells,” said Osmani and Company Director Arif Osmani. “Wastewater will be recycled and collected in two artificial lakes which will feed the aquifers.”

Who runs the show

According to the DHA administrator, they had sent a formal request to the government asking them to extend the jurisdiction of the Cantonment Board Clifton. “There is nothing wrong with it,” he said. “The government can do it.” However, he did not mention if the DHA staff would be helping out with the project. He added that people were looking for a safer environment to live in. “It won’t matter if DCK is far away from their offices or schools,” he said. “Give them security and basic facilities – they will shift immediately.”

The mosques, agents and plots

The 11,640 acre project will have five mosques in each sector. Qureshi said that there will be a place for everyone to practice what they believe in. While responding to a question by The Express Tribune, he said that people had a wrong perception about the DHA promoting the Deobandi school of thought. “People who bought plots cannot be forced to start constructing houses immediately,” said Qureshi. “We have a system where the owners will pay non-utilisation charges.”

The president of the Defence and Clifton Real Estate Agents Association, Syed Shahid Aleem, said that the rental rate of an apartment or house at DCK will be around 75% of the real value of the property. He added that it was most likely to increase.
