Two DHA 9 files are equivalent of paying appx 35 Lacs for one Acre (8 kanals) of this prime land next to DHA phase 4, 5 and 6. Average Acre price in this area should be between 60 and 80 Lacs. Some less than sixty but other as high as one Crore or above per Acre which is closer to DHA 4, 5, 5 Ext, Askari 11, DHA Town and other prime locations. So it is still extremely cheap at 19.25 Lacs per file = price of 1/2 Acre of land + the processing expenses of middlemen to convert 4 kanal land to 1 file of DHA 9 one kanal.

Keep in mind people demand more than 50 Lacs per Acre for land that is across Hudiarah Drain, across BRB, near Bahria Town, Lake City, Central Park, and other quite remote places outside the city. Land is getting very expensive. The average “thaika” has gone from 10 thousand to 30 thousand in last 4 years. Hence the demand of raw land is increasing along with any files which are issued against that raw land.

I have phase 9 one kanal file and wanted to know are there any fees that one has to pay to DHA when selling a file? I know when i bought it I had to pay about 1 lac for transferring the file in my name so just want to know if there are fees invovled in selling a file.

Qamar Khan – I have already asked this question to CMY and he replied that DHA has renamed 9/10 to just phase 9 and now your file like mine also falls under that.

Just make sure that you paid the membership fee for that DHA 9 allocation you purchased. If you paid that fee, you do not owe anything further as a seller. For example if you sell at 19.50 Lacs, you will receive 19.50 Lacs minus 1% commission i.e, 19.50 Thousand if the sale is made through LRE (a DHA Registered Dealer).

Thanks CMY for your prompt reply. I would certainly consider you when I will be selling my file or anything esle related to property exchange as I have followed this page of yours for quite a while now and really appreciate your efforts.

Just a couple of more things I want to know
- Can I sell my file while I am abroad(My father in Lahore has the file and can be present at the time of transaction)
- How do i know if i have paid the membership fees or not? I do remember paying about 1.25 lacs in fees when i bought it but dont know whether membership fees were included in that or not as it has been almost 4 yrs now.

Yes it can be done if both buyer seller trust each other 100% and can wait 3 months for transfer to complete.

You will have to sign all transfer docs in Pak consulate or embassy and then send these docs to DHA Lahore office. DHA will than resend these docs back to same consulate or embassy once again for verification.

Supply n demand…. simply put….. that is why there are spikes, retracement, and correction….these files are commodities just like any other financial market instrument which gets traded with a buy and sell side…does not necessarily has to be a stock to show this type of behavior…..its a pattern and cycle that every commodity follows…..gold, silver, oil, wheat, sugar, rice, coal etc….

some of my friends told me that he purchased a plot in anormal manner when after many years he contacted DHA for permission to start house they infomred him that the plot was sold on bayana and till the time this matter is not clear DHA can not issue permission and advised the buyer to contact court for this matter

We must be missing some thing here. If baina was done before the plot transfer was done than that baina should have been in DHA Lahore file at time of transfer and DHA will not transfer a plot that have baina pending on it. If after transfer some is claiming there was baina on plot than your friend must have done a deal and failed to transfer plot so a purchaser must have taken a court stay order on plot against transfers and constructions.

A court stay order must be on file against this plot that is the reason DHA Lahore may not allow any construction until plot holder clear the matter in that court.

DHA being run by serving brigadier means that strict system of checks and balances is implace and chance of corruption like in LDA etc is less
Except defense the corruption in all the other organizations is rampant rather sponsored by influential ppl in governments
i think all oversea paksitanies we still have lot of faith in what Army is doing and we fully support them when ever they call for help

It could drop to 15.50 lacs in future or it could be 25 lacs in future. For Now there are more buyers in market and less sellers so chances of price going up are greater than price drop.

Only Allah know what will happen in future. We all could only guess and guess is price will go up as all phases around DHA Lahore phase 9 have gone up 10 to 30 lacs per kanal in price. So its just matter of time when DHA9 will try to match gains of its nearby DHA phases.

Waqar sahib you will pay Rs 1.5 lacs (That was paid as down payment) plus 6.5 lacs as profit money to seller now. Rest of the 8.5 lacs will paid to DHA Lahore office directly in 8 installments in three years ( That comes to 1.06 lacs each installment).

I agreed that most of the out-standing balloting of DHA will be soon including DHA-9

But my worry is when DHA will finish all the resources to generate money what will happen ? They have taken most of the amount from DHA-8 but no development started yet and I hope they are not spending resources of Dha-8 on DHA-6 and similarly why DHA has not touching few sector of DHA-7.

Where development charges of DHA-6 and 7 has gone ?.

If I am right DHA-9 will suffer the most and take much longer period to develop and perhaps as long as never.

AOA, I’m looking for expert advice regarding investing 10 million in property. Main goal is to get max rental income based on 10 million RS. So far i have done reasearch and found some properties and result is that max rent with 10 million investment is not more 55,000 rs per month.I like to know from experts what kind of property should i invest. I have these options available: 1- F-10, 1200 sq ft flat for 53 lakh and rental income 29K per month 2- 5 marla house in islamabad around 80 lakh gives you 40k rent 3- shop 300 sq ft in iqbal town for 95 lakh and rent is 44k per month 4- 1400 sq ft office in liberty area for 80 lakh and rental income is 53K 5- 12 marla semi commercial and rent is 50 k from school. Price 11500000 rs 6-700 sq ft E-type flat in capital are selling for 34 Lakh and rent is only 15 k. I like to know which option is better in the long run.

Javaid replied on Wednesday, April 27, 2011 11:19 AM PST Not sure but if you can buy two plots of 5 marla each in Johar Town, Naheman Iqbal or nearby cheap societies, construct double story houses using a cheap but honest contractor – the toal cost will be around 10 million and you can rent each portion for around 16K to 18K – this way your monthly income would be areounf 65K to 75K. Javaid replied on Wednesday, April 27, 2011 11:51 PM PST Dear AG I am not sure about the actual rent values in Bahria Town – however in my opinion, people living in Bahria usually go for purchase rather than rent option…rental markets are hotter in areas which have close proximity to central markets, colleges, offices, etc. However you have good options in hand in terms of investment and I hope ALLAH gives you best halal rizq for you and your family.

I am not sure about the fees of class 9 but for class 6 it is around Rs.6,000/= per month. The fee for class 9 should also be almost the same. You may get further information by contacting Bahria Town School Lahore on phone 04235341343.

Build complete structure and finish lower level and then once you better cash flow, finish the upper level. If you need 10 Marla floor plan, let me know your email and I will send one. Trust me once you start your house, Allah will make things easy for you and you will be able to finish.

Mohlanwal is bit too far and surrounding area is not populated yet. Lahore medical society is Bit away from City towards Border but it is good for those who want to live near Mughalpura Side, Infact all the socities on Canal after Lal pul are just avearge or Below average. i shall give you a new idea, try Tariq Gargens 5 merla, yesterday I found some Plots are available in your budget, It is essetially same area as that of Gulshae Lahore but much better developed. Try to get plot at leat 200, 300 Meters away from Nallah. Any way try to locate these area, on www.wikimapia.org if you are not familar with navigation then in search type valancia link road you will reach that area.

But it is trap it is so far not good for investment purpose, they are charging too high price left and right, other co operative are run by members which take into account all aspects making bye laws. However maintainance of such a huge society is not free of cost in Dubai the Holders of free hold property are paying about 1/3 of rental value as maintinance charges. For Good locality 2 bed apartment it turns to be about 4 lac per year even more in Abu Dhabi It is hefty amount even in india people are also paying 1/3 of rental as maintinance.

Expat Advisor replied on Saturday, February 19, 2011 10:20 PM PST Very good investment, indeed but only in DHA-2, If you are not willing to go for Bahria Town. If you have a glance over the whole area starting from Sawan Bridge, you are having everything nice on both sides of the GT road. Right side, there are phases of BT, then go further and see Zaraj (very good scheme once but now became sandwiched between BT & DHA. But still the best location and fascinating view and development also not bad, if you do not compare with DHA/BT. Then comes Aghosh which is now part of the DHA, further down there is DHA-3 and move forward, you will find Bahria Garden City. This side of GT road is whole commercial and offering good returns. A 10 Marla commercial plaza with a basement will surely give you a retiring support and plot will cost you, now, around 70 Lacs. Now left side of the GT road, there are phases of Bahria town and then after a while DHA commercial starts. DHA commercial is costing now 55 to 80 Lacs (some location at GT frontage goes to one Crore) for a 4 Marla plot with DHA drain provided. This side now is not very hot but if you compare dealing with RDA/NHA (the right side of GT road), the DHA side is best in terms of taxes, the paper work and other possession related issues, such as Patwarees & problems with NHA. Commercial weightage of the area plays greater part in the residential area?s values and your basic question about the DHA-1 & 2, I would go ahead for DHA-2 AND its extension of the commoner?s Town. In DHA-2, proper, a one Kanal is as low as 42 Lacs, a 10 Marla at 28 Lacs & Best location at 30). Rent for one Kanal is min 50,000 plus and for a 10 Marla house it is above 30,000. People are shifting from DHA-1 to DHA-2 as DHA-2 is also getting popularity due to its closeness towards Islamabad highway and its extension’s projects. Work in valley is no doubt slow but DHA Homes are now coming up like anything, as the ground work has been done and ground work is the one which takes most of the time. DHA Homes are earth quake proof by the way! The development in Rawalpindi/Islamabad must not be compared with Lahore as Lahore is having a flat terrain but there in DHA-2, locations are horrific. People were even afraid to walk through in day light. In my thinking, DHA-2 is much better than G-13/G14, if you compare your investment versus returns. See in G-13, a 25*50 will cost you 50-55 Lacs (Mr. Nadeem is much better than me in CDA sectors) and both portions would yield Rs. 40,000 but in DHA-2 invest 28 (NOT for a 25*50 but a 35*70) Lacs and get the rent Rs. 30,000 plus after value additions, this will surely prove better than G-13 & 14, as there is no comparison between CDA & Defense/BT standards of infrastructure( surely Bahria Homes are excluded as their ground work is excellent, is earth quake proof but the construction material is cheapest). I hope DHA does better in DHA Homes, in phase-2 extension!

I own a plot in Gloxonia block and before visiting the place I had decided to sale my plot but after viewing the speedy work and a chat with an engineer and surveyor (through some reference) working in DHA Valley now I have decided to have this plot. They told me that some investors are spreading the rumors about the investments in Valley/Homes and misguiding the people. They are buying the plots in bulk on even half rates. They know that after couple of years it will start giving fruits. I suggest to all my brothers to not to sale their plots even on little profit. The blocks around the DHA homes have been leveled and will be ready to handover before the others. My block (Gloxonia) will be developed afterwards but I am still sure that I will have no regrets in having this plot.

DHAI Overseas sector Cancelled DHAI has decided to drop the plan to develop Overseas Sector, which it sold to overseas Pakistanis for 85000 US dollars per kanal. Now they have planned to offer plots to all the affected people in phase II – which is already developed.

I dont know exact reasons to scrap that project. my own research about this was. 1.Very difficult topography 2. lack of land acquisition. 3. lack of water supply [dam which had to supply water to this project including DHA valley had been scrapped eariler due to low feasibility.

However, DHAI maintain that overall all the sectors have suffered in terms of loss, therefore, there is no much difference. Also note that in DHAI-II 1 Kanal plots are available from 35 lacs and go as high as 80 lacs.

This is an investment opportuniity and every boday has his/her own calculation of risk taking. DHA valley might take long to give capital gain, but so was Islamabad (property values multiplied since 80s and 90s). I advise investors of DHA valley to be patient. InshAllah they will reap benefit.

If you see its location from Google earth (image date Mar 15, 2010) they have not leveled the surface even where they are going to built DHA Home. DHA islamabad i have one plot in Bahria town safaaree valley usman block… although some development is there in that area but it looks to be little far from main GT road now … i do not know what is the future of this ….can any one like ATIQ raja and Mian Nadeem from islamabad will guide me taht should i hold or sell it… Also i will ask that Now a days DHAI pahse-2 extension file is avaialable in what amount ???? and what is the future of DHAI phase-2 extension ????? in how much time it looks to be develop…before or after Dha valley>>>?/////???? location wise ??? and stadard of living wise????

atiq raja. replied on Friday, September 3, 2010 05:47 PM PST sorry there is no future of dha2ext or dha vally,need at least 25 years to build a house in these areas,if you want to invest such along time than better to invest in defense certificates,for building in newly developed areas,e/11,d/12,g/13,korang.police09,g/15.bt 1to6,dhai and 2 or swan are the only options for future investment e/11 and d/12 are good,if you have enough money than invest in f6 to f/11 and e/7, keep in mind dont invest in g and i sectors.

Please advise me:- 1. should i sell these? if yes, then are there any buyers and for what kind of loss will one file sell? 2. Should i get it merged and leave the amount paid extra in one of the files account.( so far we have paid 22 lacs each). 3. should i continue to pay the installments and keep the files. It is though great burden to cough out 520,000 every three months.

DHA Valley: Due to over supply and less demand rates are low. Critics of DHA Valley should mention alternate in this range (5 marla in 650000 and 8 marla 880000 payment in 36 months). Living standard in DHA-II Ext will better as compare to valley. Reason ONLY 500 Yards plots. Bahria Phase 8 , Phase 9 . and CDA sectors can take 10 to 25 yeras then allottees of Valley should wait atleast till end of 2012. Ikram Sb: G-14/1,G-14/2,G-14/3 and E-12 are suitable for long term investment. D-12,G-14/4 and G-13 are suitable for immediate construction. I personally visited the area almost 200 Villa’s are completed and 160 Villa handedover to owner and about 50 families living there and their business bay is working two with Shaheen Chemist and KFC Levis and many more shops around 10 or 12 and you are saying its going to be develop after 20 or 25 years ? can i ask abt ur assessment based on ? i mean many families living in DHA Phase 1, safari Homes II , safari villas, awami villas and all are adjourned to eachother . Classes going on in AQ Khan school and college in Bahria Phase 8 and AQ khan hospital is operating also … Strange and yea Mian Nadeem sb is absolutely right abt F-7 and F-8 sectors the most expensive sectors in islamabad and for investment point of view i guess not suitable for business yes they r like u buy a house abt 70 million then u can ranted that house on .3 or .4 milllion .Regards Sami.

Should i start submitting the development charges and will it be batter in next 5 years pl advice.
